Selling Your Home in Dublin

Solicitors for selling your home in Dublin

Selling your home is a significant transaction. Having your solicitor involved early can help ensure that your title and documentation are in order and reduce the risk of delays once you find a buyer. At McKenna & Co Solicitors, we act for homeowners selling properties throughout Dublin and across Ireland, handling the legal process from the preparation of the contract for sale through to closing, keeping you informed throughout.

Selling Your Home — How Does It Work?

Once you have agreed a sale with a buyer, your solicitor deals with the legal side of the transaction. The process generally involves:

Instructing your solicitor

You can instruct us before your property goes sale agreed. Doing so gives us an opportunity to request your title deeds.

Preparing the contract for sale

Once the necessary documentation is in place, we prepare the contract for sale and supporting documents and issue them to the buyer's solicitor.

Dealing with the buyer's solicitor

The buyer's solicitor will review the contract and title and may raise queries. We deal with these on your behalf and work to resolve any outstanding issues.

Signing contracts

Once the buyer's solicitor is satisfied with the legal documentation, contracts can be signed and exchanged. The sale then becomes legally binding.

Closing the sale

We liaise with the buyer's solicitor, your lender where applicable, and any other relevant parties to prepare for closing. Once the purchase monies have been received and the closing requirements have been satisfied, the sale is completed and the net proceeds are accounted to you.

Why Instruct Your Solicitor Early?

One of the most effective ways to avoid delays is to get your solicitor involved before or as soon as your property goes on the market. Issues with title, planning, boundaries, extensions or missing documentation can take time to resolve. Identifying these issues early gives you more time to address them before you have a buyer waiting to complete.

The earlier we can review your property, the better prepared you will be when your sale is agreed.

What Do I Need to Provide?

Depending on your property and circumstances, we may require:

Don’t have everything to hand? That’s okay. We will advise you on what is required and help identify any outstanding documentation.

How Long Does Selling a House Take?

Every property transaction is different. The timeframe can depend on the property’s title, whether there is a mortgage, the availability of documentation and how quickly the buyer and their solicitor progress the transaction. For most residential sales, the process can take several months from sale agreed to completion.

Instructing your solicitor early can help minimise avoidable delays.

Selling Your Home With a Mortgage

Having a mortgage does not prevent you from selling your property. We will liaise with your lender to obtain the mortgage redemption figure and arrange for the mortgage to be redeemed from the sale proceeds. Once the lender’s requirements have been satisfied, the relevant charge can be released.
