Buying Your Home

Solicitors for Buying a Home

Buying your home is one of the biggest financial commitments you will make. Our role is to deal with the legal side of your purchase, from reviewing the contract and title through to completion and registration.

At McKenna & Co Solicitors, we act for clients buying houses and apartments throughout Dublin and Ireland. We aim to make the process as straightforward as possible, keeping you informed at each stage.

Buying Your Home — The Process

The purchase process generally involves five main stages:

Sale Agreed

Once your offer is accepted and the property is marked Sale Agreed, you can instruct us to act for you. We will provide you with our purchase questionnaire and advise you on the documents we need to get started.

Contract & Title

The seller's solicitor will issue the Contract for Sale and title documents. We review these on your behalf, raise any necessary legal queries and check matters such as title, planning, boundaries, rights of way and other issues affecting the property.

Signing Contracts

Once the legal documentation is in order, you can sign the Contract for Sale and pay the contract deposit. The purchase then becomes legally binding.

Closing

If you are obtaining a mortgage, we will liaise with your lender and deal with the legal requirements for your loan. Once all requirements are satisfied, we arrange payment of the balance of the purchase price and completion of the transaction.

Getting the Keys

Once the purchase completes, ownership transfers to you and you can collect the keys to your new home. We then deal with Stamp Duty and the registration of your ownership.

How Long Does Buying a Home Take?

A straightforward purchase can often be completed within approximately 6–12 weeks from the issue of contracts, although this will depend on the individual transaction.

The timeframe can be affected by the seller’s solicitor, your mortgage lender, title documentation and any legal issues that need to be resolved.

Buying With a Mortgage

We regularly act for clients purchasing property with mortgage finance and can deal with the legal requirements of your Irish lender as part of the purchase.

We act for you as the purchaser, while also dealing with the lender’s legal requirements.

First-Time Buyers

Buying your first home can be daunting. We regularly assist first-time buyers and guide you through the legal process from Sale Agreed through to completion.

We can also assist with the legal aspects of schemes such as Help to Buy and the First Home Scheme.
